Most buyers believe they are making a market decision. According to Eric Akines, a Seattle real estate agent with Real Residential, they are usually making a life decision expressed in market language – and recognizing that distinction can shape how they approach the entire search for the better.

The conventional real estate conversation centers on whether rates are favorable, whether inventory is rising, and whether conditions favor buyers or sellers. Akines offers a broader lens on what actually drives most home purchases: personal life events are the primary engine of real estate transactions, and buyers gain real clarity when they understand their own decision-making process rather than waiting solely for optimal market conditions.

“A lot of real estate trades because of life events,” Akines says. “It could mean having another child and needing bigger space, or it could mean relocating for work, or it could mean death or divorce, and you’ve got to sell the house as a result.”

Putting Market Timing in Perspective

The market-timing framework assumes buyers have complete discretion over when they transact. Akines points out that most buyers are working within real-life timelines – and that’s simply part of the process. A growing family welcoming a second child is ready for more space now. A professional relocating for a new position is eager to settle in. Someone navigating a divorce or the loss of a spouse is focused on the next chapter. Each of these buyers is moving forward for reasons that matter more than market conditions.

These circumstances represent a substantial share of why homes change hands at any given moment. That’s why Akines places personal timing at the center of his approach, using market insight to support – rather than override – the real reasons people buy.

“The personal timing factor, in my mind, is actually probably the most important factor that I have to take into consideration when I’m working with buyers,” Akines says.

That framing shapes the agent’s role. Rather than primarily advising on market conditions and negotiating strategy, Akines describes his work as understanding where a buyer is in their life, what is driving the decision, what constraints exist, and what flexibility is actually available.
